House Rules

UNAUTHORIZED GUESTS Unauthorized guests will be billed $150 per guest, covering additional cleaning costs, wear & tear, and administrative effort to manage this process. HOTTUB - The hot tub is closed 10 pm - 7 am Monday - Thursday, 11 pm - 7 am Friday & Saturday out of respect for our neighbors. - Shower before entering the Hottub - no children under six years old or under 16 without supervision - no glass or food around the hot tub - Turn off all jets and replace the cover after usage - seven-person maximum - Please keep noise levels at a respectful volume for our neighbors PARTIES Unauthorized parties or events will result in a fine of up to $1000. Excessive noise will not be tolerated. Please be respectful of the neighbors; they should not hear any noise or music after 10 pm. Failure to comply will result in being asked to leave and in the forfeiture of your reservation remainder. Bend takes its "Good Neighbor Guidelines" seriously, and these rules are strictly enforced to protect my neighbor relationships and STR license. HAZARDOUS PRACTICES No open flames are permitted on balconies or in the unit. Do not dismantle smoke detectors. When cooking, use the overhead stove fan. FAMILY RENTAL ONLY Reservations made for teenagers or young singles require an accompanying adult to stay in the unit at ALL times. At least one party member must be 25 (twenty-five) years of age! Under Oregon law, violators will be evicted and will forfeit all monies. FALSIFIED RESERVATION Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment. HOUSEKEEPING There is no daily maid service. Additional cleaning fees will be due if cleaning involves the removal of excessive debris, excessive spillage or staining of carpets, or uncleaned cooking grease and stains. We reserve the right to charge guests who do not comply with housekeeping rules. Specifically, we reserve the right to charge guests if any dishes are not cleaned in the dishwasher or by hand, if all trash is not bagged and cinched, and if any perishable food has not yet been disposed of. UTILITIES No compensation will be given for a temporary outage of electricity, gas, water, cable, or internet. Outages will be reported immediately, and all efforts will be made to restore them as soon as possible. SECURITY CAMERAS Security cameras are solely for visual monitoring outside the property and are not present inside. The tenant accepts outside monitoring and agrees not to tamper with the security system. NONSMOKING UNIT Smoking is strictly prohibited on the property AND premises. Smoking fines are $1500, and you will incur an additional charge for deodorizing if any residual evidence of smoking is found. Tampering with the smoke detector will also result in a $1500 fine. SLEEPING CAPACITY/DISTURBANCES All occupants will be required to vacate the premises, forfeit the rental fee, and be fined $100+ for any of the following: Occupancy exceeding the sleeping capacity without authorization from the property manager, people using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises including making noise in the hot tub during closing hours. MAIL Packages are delivered ONLY by UPS and FedEx. MAINTENANCE Please report any maintenance needs for the premises to us, and we will respond as soon as possible. Refunds will not be made for maintenance issues, including, but not limited to, heating and air conditioning, appliances, televisions, and sound equipment. LINENS/TOWELS/SUPPLIES The owners furnish linens and towels. Lost or damaged linens may be deducted from your deposit. An initial supply of products is provided. Any additional items required are the Tenant's responsibility. Limited cleaning supplies may be provided. We recommend bringing any special items you may need. PARKING The premises are limited to one car per bedroom; boats, jet skis, trailers, or RVs are prohibited. PETS All pets must be disclosed at the time of reservation, are subject to the property's rules, and will incur a fee. Please provide documentation for service animals. Per Oregon state law and for reservation purposes, ESA animals do not qualify as service animals and must be accounted for as a guest's pet. Refer to Oregon Government DAS policies for more information. Any animal not disclosed will be assumed to be a pet. To help us maintain a clean and comfortable space for all guests, please note that animals are not allowed on beds or furniture. We also ask that you clean up after your pet, including any waste left in the yard. If additional cleaning is required due to pet hair, stains, odor, or pet waste, an extra fee of $50–$250 may be charged, depending on the level of cleaning needed. Thank you for helping us keep the space fresh and enjoyable for everyone. BICYLES Bikes are available for guest use from April through October, when the weather is suitable for riding and outdoor storage. Helmets and locks are provided for your convenience; however, neither the Property owner nor Mountain Haus is responsible for helmet fit or bicycle safety. Guests using complimentary bicycles do so at their own risk and agree to hold Mountain Haus and the Property owner harmless and indemnify each of them against any expense, loss, or injury associated with bicycle use. Guests are responsible for lost, damaged, or stolen bicycles. Mountain Haus reserves the right to charge the credit card on file for the cost of replacing or repairing bicycles and helmets that are lost, damaged, or stolen. LOST & FOUND We understand that guests occasionally leave items behind, and we do our best to help when possible. However, due to the high turnover of guests and limited on-site storage, we’ve established the following policy to ensure fairness and efficiency: 1. Reporting Lost Items Guests must contact us within 7 days of check-out to report a lost item. After this period, we cannot guarantee that the item will be located or retained. 2. Retrieval & Shipping If an item is found, we’re happy to return it via mail. Guests are responsible for all shipping costs and a $40 handling fee to cover time, packaging, and coordination. We do not deliver or arrange pickup. 3. Items Not Retrieved Unclaimed items will be disposed of or donated after 14 days. Perishable, opened, or low-value items (e.g., toiletries, chargers, food, clothing basics) may be discarded immediately. 4. Valuables High-value items (jewelry, electronics, wallets, IDs) will be stored securely for up to 14 days while we await guest instructions. We are not liable for any loss or damage after check-out.

The Mountain Haus is perfectly located in a residential area right next to downtown. We rarely used our car, for it was an easy walk to all the excellent restaurants, coffee houses and wonderful array of boutique shops, in addition to excellent access to Drake Park downtown. We did drive to the High Desert Museum and the Old Mill District. The decor was soft Scandinavian, white and cream colors, with fun accent prints and pillows. The dining room table could accommodate everyone and was heavily used for our game night. In addition, there was plenty of room in the living room to invite some Bend friends over to watch the Oregon Ducks football game on the large TV above the cozy fireplace. And the sauna and spa were delicious treats for relaxing in the evening. We will definitely stay again when we return to Bend.

You cannot beat the location, it is very close to town. There was street noise but this would be expected considering the location. The home is well appointed and had most amenities. It was very comfortable for 8 women. The host was very quick to respond with questions about entry and the sauna. Great stay.

We stayed here for a family vacation and it was perfect for what we needed. Plenty of room for everyone to sleep comfortably (there were 8 of us) and have their own space. The downstairs being a separate apartment (super cute and well done) worked great for the few in our group who go to bed/rise earlier to have their own space and not feel like they might wake people in the morning, but upstairs was large enough for us to all hangout together whenever we wanted. It was a few minutes to walk right into downtown, but being a block or two outside was nice for noise and lights. The hot tub, deck seating, and Adirondacks under the gazebo thing made for lots of landing places for us to hang out together depending on the mood. I would absolutely hope to book this place again if I ever come back to bend with a large group.
